For the team overseeing the property

Well-kept spaces.
Less work on your desk.

Residents notice the corridors and shared spaces. Tenants notice the entrance. Your team needs more than a clean floor: it needs a clear scope, an agreed visit, and someone who understands the property’s practical details.

Bring us one address or a group of properties. We separate the needs of each site, establish priorities, and plan the cleaning around the people using the space.

  • A defined scope for each property
  • Occupancy and access discussed before visits
  • One contact for coordinating the cleaning

How we can help

Care that matches
the spaces you manage.

Focus on common areas, occupied-space requests, or a planned round of care across several addresses.

Common-area carpet careCorridors, lobbies & amenity rooms

Take on the soil that collects where people walk every day. We prepare the carpet and target the agreed areas of concern, then rinse suitable carpet at roughly 400 PSI using heated solution from our van-mounted truckmount.

Powerful vacuum recovery draws the dirty water and loosened soil back into the van. The settings follow the material and condition. Your contact knows which corridors, lobbies, and amenity areas are included, with access and drying planned around occupancy.

Shared seating & rugsLounge seating, reception furniture & rugs

Include the furnishings that help a property feel cared for: reception chairs, lounge sofas, upholstered seating, and suitable area rugs. We assess fabrics, rug construction, condition, and the number of items.

The recommended method and drying arrangements are defined with your contact. Furniture and floors can be coordinated in the same service scope where practical.

Tile & grout floors and showersShared tiled areas & property washrooms

Refresh the tiled floors, property washrooms, and showers included in your scope. We agitate the grout lines to release caked-on dirt and apply a powerful cleaning solution chosen for the surface and soil.

Around 1,000 PSI and high heat on suitable surfaces help flush away the buildup, with recovery removing the dirty water. Material, grout condition, coatings, and fittings guide the method. Your team gets a defined area of work and agreed access arrangements.

Care across several propertiesProperty priorities & recurring visits

Bring your addresses, priorities, and preferred frequency into one conversation. A busy lobby, a quieter building, and a property with limited access should not all receive the same default plan.

We define the included areas, suitable cleaning, site contact, and visit requirements for each location. Recurring care can be discussed around traffic and the property’s upkeep needs.

Pet spot & odor treatmentsTargeted treatments in agreed areas

Include pet-related spots and odors in the areas you want us to assess. We review the affected material and likely source, then recommend targeted treatment and suitable cleaning for the agreed space.

The scope explains which areas and treatments are included. Concerns that reach backing, padding, or another layer are discussed before additional work is approved, so your team can make an informed decision.

A plan your team can work with

One point of contact.
A clear scope for each site.

The TCS Chief truckmount in our cargo van supplies heat, pressure, and recovery for accessible cleaning work. Its 250°F+ heat reading is at the truckmount, with temperature and pressure adjusted for the material. We also check equipment access, site coordination, and the information your team needs after the visit.

How we coordinate property care

From a list of concerns
to an organized visit.

The plan follows each property, its surfaces, and the people using it. Here is how the work comes together.

Plan My Property Care
  1. Review the property priorities

We identify the sites, materials, high-use areas, and concerns. Photos, approximate measurements, or a walkthrough help define the work.

  2. Confirm access and the scope

We agree on included areas and pricing, check equipment access, name the site contact, and discuss occupancy, internal notices, and the proposed visit window.

  3. Put the cleaning plan to work

We prepare the soil, rinse suitable carpet at roughly 400 PSI, and recover the dirty water. Suitable tile receives grout agitation, selected cleaning solution, high heat, and around 1,000 PSI. Pet concerns receive the treatment agreed for the affected area.

  4. Review and plan the next care

We communicate completion, explain drying and access guidance, review remaining concerns, and discuss priorities or frequency for future visits.

Building access and occupancy vary. Each site’s suitability and scheduling are confirmed before service.

Helpful answers

Details that make
coordination easier.

Practical answers for the people managing the addresses, access, and day-to-day communication.

Can one request cover several addresses?

Yes. List the properties and the work at each one. We review them individually so the quote makes each location’s areas, services, pricing, and visit arrangements clear.

How do you plan for occupied spaces?

We discuss how residents, tenants, and staff use the areas, then agree on access, internal notices, and the service window with your contact. Your team handles the property’s resident or tenant communication unless another arrangement is explicitly agreed.

What if some areas are hard to access?

Tell us about upper floors, gated access, restricted parking, and long internal routes. We check truckmount reach and method suitability before accepting the scope. Access can affect which work is practical and how it is priced.

Can common areas have a recurring care plan?

Yes. We discuss traffic, materials, current upkeep, and your preferred timing. The proposal identifies the areas and work for each visit, and the plan can be reviewed when property needs change.

What does the site contact need to know?

The included areas, access arrangements, scheduled window, furniture or space preparation, and drying guidance. We also review remaining concerns and useful priorities for future cleaning.
